
Safeseal Roofing Ltd was appointed to complete a full flat-roof refurbishment at Sandhurst, covering 504m². The existing roof had only ever received a single layer of felt and had never been insulated, with water frequently pooling across the surface. Our works involved a complete strip-off down to the original asphalt, installation of a full insulation and waterproofing system, parapet encapsulation and replacement rainwater goods, as well as new cladding to the raised roof section.

External cladding solution was installed to improve its overall appearance and offer effective weather protection.
We will bring the roof up to modern thermal and waterproofing standards, introducing a cut-to-falls insulation scheme to permanently eliminate standing water. The project will provide a robust, long-life waterproofing system suitable for a large commercial roof, improve drainage performance through upgraded hoppers and downpipes and be delivered safely, cleanly and ahead of schedule to minimise disruption.
The roof had no previous insulation, so a full re-design was required to achieve compliance. Significant areas of standing water demanded a bespoke cut-to-falls layout, while the parapets were in poor condition and needed structural preparation before waterproofing. The raised roof section also required a suitable external cladding solution to improve its overall appearance and weather protection.
We stripped the roof back to the original asphalt substrate before installing a full cut-to-falls insulation system to remove all areas of ponding. The Ultra Gold system was then applied to provide high-performance, multilayer waterproofing. All parapets were encapsulated in OSB3, wrapped with three layers of felt and finished with a GRP trim for a clean, durable edge detail. A new metal hopper with PVC downspouts was fitted to improve water flow and reduce future maintenance risks and a Hardie Plank cladding system was installed around the raised roof section to create a clean, weather-resistant finish.
The roof now meets modern insulation and performance requirements, with all historic water-retention issues resolved. The Ultra Gold system provides long-term waterproofing protection, the upgraded parapets offer improved durability and the cladding has enhanced the visual appearance of the building. Drainage performance has been significantly improved thanks to the new hopper and downpipes.
