Safeseal Roofing Ltd was appointed to deliver the full roof refurbishment of Golborne Library, a valued community facility managed by Wigan Council. The existing roof had reached the end of its service life, with multiple leaks and failing skylights requiring a complete replacement.

To fully refurbish the roof of Golborne Library for Wigan Council, ensuring a watertight and durable solution that accommodates the building’s public-use status. The aim was to remove the failing roof and skylights, upgrade insulation and waterproofing, modernise the cladding and deliver the works with minimal disruption to library users.
The project involved removing 18 existing skylights and working around varying roof levels and ageing cladding. Maintaining site safety and minimising disruption to the public building below were key considerations throughout.
The project involved a full strip back to the existing deck, followed by the installation of a complete IKO roofing system comprising a vapour control layer, tapered insulation, underlay and a gold cap sheet. Eighteen old skylights were removed and boarded over to create a clean, uniform finish. All cladding was renewed by Davies Maintenance to match the new roof height and finished in white UPVC for a modern appearance. Throughout the project, Safeseal’s Contracts Manager carried out regular quality inspections to maintain high standards, with final approval and sign-off provided by IKO upon completion.
The result is a clean, watertight flat roof with enhanced insulation and a durable finish designed to perform for decades. Delivered using IKO-approved materials, the project demonstrates Safeseal’s ability to complete high-spec public works safely, efficiently, and to manufacturer standards.
